Villa Mia 24 is a second floor two bedroom apartment facing away from the busy main street of St Lucia Estuary with it's own private balcony. Each unit at Villa Mia has a under cover parking. Villa Mia 24 is a sectional title unit and managed by Dormehl Property Group Empangeni. They are busy turning around this ailing complex and have manage to keep the levies low. Excluding Electricity the Levies is round about R1500.00 pm.
Dormehl also negotiated a deal with Nyala Municipality and Umkanygude District Municipality in settling the outstanding debts and bringing the rates and taxes in line with the Town Planning Scheme. They have embarked on a renovation program that brought the maintenance up to date and have a strong hold on running expenses.
Villa Mia 24 has a nice fitted kitchen, but the Bathroom need some TLC. The bedroom cupboards needs to be redone and the furniture all over needs to be replaced. Draw Backs and Positives
Having a second floor holiday apartment is not a very good selling point except if you take market movements into consideration. The marketing agent needs to take this negative and turn it into a positive. The unit is on eye high level with the surrounding tree line and makes for an excellent bird lovers unit. 24/7 their is activity. From birds to vervet monkeys including the very shy Bush Babies.
It is far from the pool. This is also a good thing if you want a quite holiday during St Lucia Estuary's bussing holiday season. The main road and pool area always has activity that are drowned out with the distance between main road and Villa Mia 24.
Being on the Top Floor has it's draw backs with climbing stairs, but it has it's positives with regarding to security. The units on the top floor are not easily accessible by out of town vagrants looking for easy targets.
